NASDAQ: ABNB · Consumer Discretionary – Travel

Updated

Rated Watchlist, with a fair value of $163.50 against a last close of $173.70 (-5.9% implied upside). A 4.5% rally has carried the shares back above a slightly lower fair value of $163.5, and the fall product release that targets conversion and host pricing is still unquantified, so the rating stays at Watchlist with interest at $149-158.

Fall 2026 release: AI search in the US and host dynamic pricing

AI search bar for typed or voice queries across homes, experiences and services, with AI filters, summaries and comparisons, live in the US. Host dynamic pricing, multi-listing calendar and AI earnings insights due later this fall. No adoption, conversion or revenue figures disclosed.

Reading: Goes at the two levers behind the premium multiple, conversion and host pricing. Our sizing is +1% to +4% on 2027 EPS for a 0.5-2% GBV lift, mostly already in consensus, so it protects the multiple more than it moves earnings. It does not change the verdict.

High
Third-quarter results on 5 November

Results after the close, call at 5pm ET. Guide: revenue $4.69-4.77bn (+15-17%), nights low double digits, adjusted EBITDA margin down slightly from 50%.

Reading: The first test of the fee change and of growth against tougher comparisons.

Medium
Host-only 15.5% service fee in the EEA and Switzerland

The deadline for EEA and Swiss hosts passed on 13 October, after the US on 15 September.

Reading: Effect on GBV, host pricing and the take rate is not disclosed; the first partial read comes with Q3.

Medium
Services expansion

Groceries with Instacart across the US and Canada (22 Sep), meal delivery in select European cities, laundry with Rinse, baby gear with BabyQuip in 60+ US cities from November.

Reading: Builds engagement around stays but is small relative to homes.

Scenario Analysis

CaseProbabilityFair ValueOutlook
Bull25%$207.70FY27 revenue about $16.6bn (+17%) as AI search and dynamic pricing lift GBV by about 2% and hotels scale; EPS $6.70 at 31x.
Base47%$167.40FY27 revenue about $15.8bn (+12%), nights near 10%, flat take rate, a modest product lift largely in consensus; EPS $6.20 at 27x.
Bear28%$117.60An energy-led squeeze on discretionary spending slows nights to high single digits and dips the margin; EPS $5.60, de-rating to 21x.

The Case

Airbnb remains an excellent business, with net cash, a 37% free cash flow margin and a fall release that puts AI search and host dynamic pricing in front of customers. The price is the problem: after a 4.5% rally the shares trade at about 28 times 2027 earnings, nearly twice Booking Holdings' multiple, and about 6% above a $163.5 weighted fair value that leans slightly bearish as energy-led inflation and a tightening Fed press on discretionary travel. The name becomes interesting at $149-158, or on a 5 November report that attaches numbers to the new tools while holding mid-teens growth.
